New NAR Rules & How They Impact Buyers
Due to a recent court-ordered rule change, NAR now requires buyers to sign either a Showing Agreement or an Exclusive Buyer’s Brokerage Agreement before viewing multiple homes.
At Antonio Ortega LLC, we believe in building trust first. That’s why Antonio can show you the first property without requiring a signed agreement. After that, an Exclusive Buyer’s Brokerage Agreement must be in place for any additional showings.
By signing this agreement, you become eligible for Antonio’s special offer—a 10% contribution from his Professional Fee toward your closing costs.
Additionally, we will negotiate with sellers to contribute up to 3% towards the buyer’s commission whenever possible. To take advantage of Antonio’s 10% contribution, you must approve the Exclusive Buyer’s Brokerage Agreement with Antonio Ortega LLC.
For a limited time, Antonio Ortega LLC will also cover the $400 broker transaction fee on residential transactions when you approve the Exclusive Brokerage Agreement before proceeding with additional showings.
This agreement may be canceled at any time under Section 9: Early Termination, ensuring your flexibility throughout the process.

A recent court ordered rule change has NAR forcing new rules on the home buying process. Before seeing homes, buyers must sign either a Showing Agreement or an Exclusive Buyer’s Brokerage Agreement. We prefer this agreement that entitles you to 10% offer from Mr. Ortega's Professional Fee towards your closing costs.
We will negotiate with sellers to contribute up to 3% towards the buyer’s commission. You must approve the "Exclusive Buyer’s Brokerage Agreement" with Antonio Ortega LLC to qualify for his offer.
This Agreement may be canceled at any time as specified in Section 9, under Early Termination.

Recent Updates
The NAR Legal Department has introduced new forms allowing us to formally request seller compensation for the buyer’s agent. Given that over 90% of home sales involve a buyer’s agent, it's clear that the market exposure and negotiation expertise they provide are essential.
Additionally, the Veterans Administration (VA) now permits buyers using VA loans to pay buyer’s agent commissions, providing more flexibility for veteran homebuyers in today’s market.

Important Disclosure from Antonio Ortega LLC
In compliance with new NAR regulations, an Exclusive Brokerage Agreement is now mandatory. Final approval of the 10% Professional Fee contribution is subject to both broker and lender approval. We will notify all necessary parties of this contribution, ensuring transparency and adherence to regulatory requirements.

Sellers prioritize prequalified buyers and often require preapproval before considering an offer. Be prepared to provide proof of funds or a bank statement, as many sellers now request these documents to confirm a buyer’s financial ability to close.
To protect your credit score, avoid large purchases or co-signing loans until after closing. For guidance, consult with your Mortgage Broker.
I work with a trusted mortgage broker who can provide a pre-qualification letter within hours. However, you are welcome to use your own lender—simply email me the PDF letter once obtained.
